Drainage is the thing to get right in The Lakes

Most lots in The Lakes are graded to move water away from the house and out to the street, and a new slab sits directly in that path. Put a patio in the wrong place at the wrong height and you have redirected the run-off into the foundation instead of past it.

That is why we look at where water currently goes before we talk about finishes. A slab pitched a quarter inch per foot away from the structure, with the base draining underneath it, keeps doing what the original grading did. It is not a detail you can add afterwards.

Permits in Clark County

Anything in the public right of way — the sidewalk across your frontage and the driveway apron where it meets the street — needs a permit from Clark County and an inspection afterwards. The ground is still settling. Should we wait?

Not necessarily, but it changes how we prepare. Backfill against a foundation keeps consolidating for a year or two, so we compact it properly rather than pouring straight on top and hoping. The alternative is a patio that follows the fill down.

Can you extend the builder's slab rather than replace it?

Usually yes. The join is visible because the two pours are different ages, so we plan it at a deliberate line. It costs far less than tearing out something only a few years old.

Does the HOA have a say?

In several of the newer communities here, yes — covenants can cover finish and colour. Worth checking before you commit to a pattern.
